1020 BIRCH GLEN ROAD VILLA 7 WEEK 8 Road (251418)
$109,900About the Property
This is an affordable way to have a 'cottage' on Lake of Bays: fractional ownership. Ask me for details about this inexpensive way to own property. This fractional unit owns Week 8 in Villa 7 plus 4 more weeks throughout the year. The 4 floating weeks are 'picked' in September for the following year. Annual maintenance fee for 2021 is $5,509. When you buy your share of the maintenance fee is pro-rated for the weeks that are yours. Villa 7 has two propane fireplaces, a gourmet kitchen, 3 bedrooms + den, and three bathrooms. Weeks that you don't want can be deposited to theregistrycollection.com and traded for weeks at other fractional resorts around the world. There is NO HST on the sale. This is a unique and increasingly popular way to own property in Muskoka. It is quite different from time sharing in that you do actually OWN a 1/10th share of the real estate, not just the 'time'. Weeks for 2021 are: March 7, April 25, August 15 (core week 7), September 19, December 5. Sometimes the weeks are rented out for added income. (id:42159)

Lake of Bays
The Township of Lake of Bays offers more than 100 pristine lakes for you to enjoy waterfront recreation and stunning views. Lake of Bays, for which the township is named, is the 2nd largest lake in Muskoka, with 170 kilometres of shoreline. Within the lake are more than a dozen islands – including Pancake and Peanut Islands. The area’s welcoming communities (Baysville, Dorset, Dwight and Hillside), and beautiful scenery, make it a popular destination, summer and winter.
About 2.5 hours north of Toronto, in the northeastern corner of the Muskoka region, Lake of Bays Township was established in 1971 as one of six municipalities within the district of Muskoka. In the early 20th century, several resort hotels opened on the lake and became destinations for celebrities.
There’s always something to enjoy in Lake of Bays –boat cruises, scuba diving, kayaking, canoeing, golfing, snowmobiling, skiing, snowshoeing and of course, swimming.
Experience the dark crystal waters, majestic forest and rugged granite outcrops of Lake of Bays. You may never want to leave.
